This is a lovely property overall with lots of character, very spacious accommodation, a big garden in a very peaceful setting and within walking distance of the castle and pub. Sadly one or two major issues let it down. The fridge is not nearly big enough for 8 guests, the smell from the Aga in the kitchen was so overwhelming that we had to have the windows open all the time and there are minimal utensils, serving dishes etc. And providing one tea towel and no hand towels for a week is unreasonable. The patio furniture was filthy and took over half an hour to clean on our arrival before we could use it. There arent enough chairs in the lounge for 8 guests to sit comfortably. There is no mirror in the ensuite bathroom or bedroom on the top floor and the hot tap for the basin in that bathroom didnt work. The waste pipe from the main bathroom on the first floor was blocked with a birds nest causing an overflow but thankfully this was fixed on the day we repotted the issue.
Really great house in a lovely location. So much space to use and explore. The kids had epic games of hide and seek.
Stunning property in a truly superb location. Less than a ten minute walk from Bodiam Castle and the Castle Inn which was fantastic with great staff, food and ambience. We were a party of three couples who all live to cook and the house certainly provided all we needed. An enhancement would be to have either a wine fridge or an additional fridge as the fridge in the kitchen is not really big enough for the size of the property and the number of guests. As the AGA had not yet been switched on the cooker we had to use was a little temperamental and possibly needs a service to ensure it works correctly. Would definitely recommend and on arrival it was most definitely a Wow moment.

This is a beautiful old house, full of character. Lots of space to eat, cook and relax. Plenty of outside seating areas to catch the sun, and great views. An easy walk to Bodiam Castle and the wonderful Castle Inn.

The property listing stated clearly that there were three double bedrooms with ensuite facilities, but when we arrived we found the door of the double bedroom described on the second floor was locked. This caused us acute embarrassment as we had promised one of our guests they would have an ensuite. We contacted the local number given in the property folder at the house and were told that the second floor was 'never let out' and only the first floor bedrooms were included. This directly contradicted the Sykes advertisement for the property and one of the major reasons we had booked this house. The advertised 'jacuzzi bath' in the main bedroom ensuite wasn't working so that was another negative. The kitchen was poorly equipped and for such a large house with two large dining tables the expectation appeared to be that guests would not actually be cooking meals but presumably living off of ready meals and takeaways or eating out. The kitchen had a lot of empty cupboards that could have been reduced in number to allow a large vertical fridge freezer to be accommodated. The Aga range had a top static electric oven that was hopeless and took forever to warm up. The bottom oven was fan assisted and slightly better, but frankly the cooking equipment was third rate and not what we expected for over 2000 for a week's stay. The house otherwise is lovely and we really enjoyed our stay despite the negative issues described above.
Great location with stunning views, peaceful & tranquil. Love the old style of the large property with a modern flare whilst maintaining its origins. Garden is truly wonderful! Could do with a colander, set of knives & a decent size fridge for a property that size. Overall it was generally clean but could do with a thorough deep clean, dust under furniturecupboardswindow ledges and TV stand, cobwebs, cooker needs a good clean. Outside furniture needs a brush down. In the welcome booklet it mentioned a box file in utility room containing instruction manuals but this was nowhere to be found. The key in the living room door for outside didnt work so we couldnt open that door the whole duration of holiday. In the advertisement for the property it mentions a jacuzzi bathtub twice but this did not work at all and we were informed by the gardener that this hasnt worked for years so were not happy that this was advertised. There was no contact telephone number in the welcome booklet or in the Sykes emails so we couldnt contact anyone about these issues which was frustrating. Luckily the gardener got in touch with someone for us who left a message on my phone but despite calling them back they did not answer & we still havent heard back. Were now home but would like someone to acknowledge the issues raised as we dont want others to go through the same problems we had.

New House Farm is a lovely old building with real character. It was nice to take a weeks holiday there. The facilities are good. There was more than the described parking spaces we parked 4 cars. Overall the property was well described. Except for the numbers of bathroomsensuites. For this luxury type of property, the refrigerator was small. Also there were a lot of loose screws and nails in the parking area we were concerned about flat tyres. We picked them up and put them in the bowl. The Aga was switched off during our visit. The top oven was cooler than temperature settings suggested. There is a limited amount of equipment to cook for 8 e.g. bowls, pots & pans. It would also be good to offer the option to join the twin beds into a large double. We would recommend the property with these caveats.

We had a great time at this property. It's a beautifull house. We stayed there with 8 People. The house is spacious, cozy and clean. We really recommend this property.
